First, check the certificate

✓ There's a current certificate

Good starting point. But it only confirms compliance at the time of inspection. Things may have changed.

! There's no current certificate

Check the seller's Form 36. For a non-shared pool, you must obtain a certificate within 90 days after settlement.

What do you need help with?

🏠 Inspecting before you buy?

With the owner's permission, we can inspect before settlement and provide a written report on compliance issues.

→ Arrange an inspection

🛠 Worried about repair costs?

A whole new fence isn't always necessary. We can explain the issues and suggest economical solutions.

📐 Planning to redesign the pool area?

New fencing, landscaping or different access? We can provide onsite advice and suggest compliant design options.

→ Ask about a consultation

📅 Already settled without a certificate?

Don't delay. You have 90 days after settlement for a non-shared pool. A failed inspection won't extend that deadline.

→ Book promptly

🏢 Buying a unit with a shared pool?

Ask the body corporate for the pool safety certificate. Shared pool certificates are valid for 1 year.

🔍 The seller says it passed years ago?

That doesn't guarantee today's compliance. Gates wear, trees grow and previous inspections may have missed issues.

What if you don't go ahead with the purchase?

The formal inspection still stands. If the barrier is non-compliant, any required Form 26 notice is issued to the current pool owner and the normal follow-up process continues.

We'll explain this process before the inspection.

Quick answers

Can you inspect before settlement?

Yes, with the owner's permission and access to the pool area.

Will a building and pest inspection cover the pool fence?

Don't assume so. Check the inspector's scope. We provide dedicated pool barrier compliance inspections.

What happens if the barrier fails?

We'll identify the issues, provide the required documentation and discuss practical repair options.

Who pays for repairs before settlement?

That depends on your contract and negotiations. Speak with your conveyancer.
